In addition to the data files, which are further described below, Garden State MLS can send the primary image for each listing.  If images are included, the file naming convention is ML#.jpg so a listing with ML# 123456 will have image 123456.jpg.  

Data is aggregated on a daily basis and FTP'd nightly.  Data for this service can only be FTP'd out; there is no other option.  Data files are ASCII text, TAB delimited with no special treatment of text fields.  Each row contains one and only record/listing.  TABs, Carriage Returns and Line Feeds are stripped from each row and are only used to delimit fields/records.  Please be aware that data may contain HTML tags, single/double quotes, or other special characters.
